Permits have been filed for a four-story residential building at 542 Graham Avenue, in Greenpoint, Brooklyn. The nearest transit access is four city blocks away at the Nassau subway station, serviced by the G train. Located between Engert Avenue and Broome Street, the proposed development is two blocks east of McCarren Park. Frederick Rufrano of Ancar Development Properties LLC is listed as the owner behind the applications.
The boutique building will yield 5,268 square feet, with 4,635 square feet dedicated to residential space. Seven units will be created, averaging 662 square feet apiece in the 37-foot tall structure. The average square footage per unit is a strong indicator these homes will most likely be rentals. There will also be a rear yard 45 feet long.
Anthony Diproperzio of Diproperzio & Mallia, LLP is listed as the architect of record.
No demolition permits have been filed as of yet. The estimated completion date has not been announced.

Please pardon him for using the space: Gasconade. Circumlocution. Pulchritudinous.
