SOM-Designed Office Tower at 1241 Broadway Imminently Set to Begin Construction in NoMad

Sitting on a corner lot at the southwest intersection of Broadway and West 31st Street on the bleeding northern edge of NoMad, 1241 Broadway is slated to become one of Midtown South’s newest office buildings. Designed by Skidmore Owings & Merrill, the impending 22-story and 318-foot-tall commercial office tower is being developed by GDS Development and Sweden-based Klovern. With renderings revealed and permits filed, YIMBY stopped by the old parking lot to check on progress. The site has already been vacated and cleared, while the original steel signage for the parking still remains standing above the sidewalk. Triton Construction will be in charge of building the 170,000 square foot project. Their name, along with GDSNY, are displayed on the black fence that currently surrounds the lot.

From the nighttime rendering shown in the featured image, the tower will consist of a grid of large windows enclosing a series of multi-leveled masses stacked atop one another, which will get smaller and taller towards the flat top of the structure. The setbacks act as outdoor landscaped terraces, with the largest located atop podium. Large cylindrical columns form the perimeter of the ground floor, with the main entrance appearing to align and adjoin the adjacent brown building to the south of the property. A multi-story open-air terrace is seen at the top of the building facing north.

Inside, there will be new Class- A office space starting on the second floor. The ground floor will include the main lobby and a restaurant. Bicycle storage is one of the given perks for future office workers. A rep for the project has noted that the current released design is not yet final.

As the site currently stands, a lone excavator sits on the western corner, awaiting work that should begin by early spring. Parts of the asphalt from the old parking lot have already been removed.

Aside from work being done for this project, two other towers are also in the works nearby on Broadway. The Virgin Hotel continues to make quick headway at 1225 Broadway, and the Ritz Carlton is almost ready to rise above ground at 1185 Broadway. BIG’s future office tower at 3 West 29th Street is also underway, to the east. The neighborhood and vicinity are now bursting at the seams with commercial activity, including two major office projects, which is a rarity for most parts of Manhattan.

More importantly, the boom in new developments should rapidly transform the surrounding blocks into a character substantially closer to NoMad, defined by the same kinds of developments that have bloomed in the blocks to the south. It seems that NoMad’s advance north is now continuing quite rapidly, although it will imminently encounter a hard line between 31st and 32nd streets as the formerly-forlorn real estate of yesteryear along Broadway ends abruptly at the border of Koreatown.

A completion date for 1241 Broadway has not been announced yet.
