A new mixed-use tower, 329 Broadway, is under construction in Williamsburg, Brooklyn. The 24,532-square-foot plot is situated next to the elevated subway tracks above Broadway and is also next to the landmarked St. Paul’s Evangelical Lutheran Church.
Designed by Syndicate Architecture and developed by Parkview Management, the upcoming 195-foot tall development will stand sixteen stories high and contain 175,000 square feet of space. 63 units are planned to be created in the 12-story tower. It will include over 59,000 square feet of retail area on the first two floors, and it will have around 24,5000 square feet of community facilities on the third and fourth floors.
Recent photos show construction moving along very quickly. The entire 175,000-square foot structure is made of reinforced concrete. This includes the exterior diagonal columns at the base which hold up the outer sections of the main building. This semi-exoskeleton makes the new tower stand out for its unique design while also creating a rather large juxtaposition with the adjacent church. A parking garage for 109 vehicles will sit below ground.
The residential portion will begin on the sixth floor and go all the way up to the twelfth floor, averaging 950 square feet per apartment. Each unit surrounds the egress and elevator core while placed in a pinwheel pattern. The geometric shape is created from the jagged edges of each floor plate that flare out diagonally. This design will become more prominent and visually noticeable when the window panels begin to go in, creating strips of varying depths of light and shadow around the main semi-circular facade. The eastern elevation is the only side that will be completely flat. This is where the core meets the edge of each floor plate.
329 Broadway looks like it could finish sometime in the first half of 2020.
