Cantilevered Floors of COOKFOX’s 39 West 23rd Street Begin To Rise in the Flatiron District

Construction is rapidly ascending at 39 West 23rd Street, a 24-story, ground-up residential structure in the Flatiron District. Designed by COOKFOX Architects and developed by Anbau Enterprises, the project consists of two towers, one along West 23rd Street and a second superstructure at the back of the property. A central landscaped courtyard will sit between each reinforced concrete building.

While the building is only several floors away from topping out, façade work has yet to begin. It is unclear when this phase of construction will start.

39 West 23rd Street will yield 118,00 square feet and 44 homes, along with four affordable rental units. Layouts include single-floor homes and duplexes, some of which will have their own private outdoor terraces. Amenities include a fitness center, a residential lounge, a children’s playroom, a communal outdoor landscaped terrace, and a private 25-car garage in the cellar.

Located between Fifth Avenue and Sixth Avenue, the site is a short walk from Madison Square Park and a number of landmarks and restaurants, including the Flatiron Building, the markets and restaurants at Eataly, and Eleven Madison Park. Nearby transit options include the R and W trains on Broadway and the F, M, and PATH trains on Sixth Avenue.

Completion of 39 West 23rd Street should happen next year.
