The glass curtain wall installation on the main southern elevation of 7 West 57th Street, a new mixed-use residential building designed by Hill West Architects, is drawing close to completion. All 19 floors above the ground level are enclosed in the envelope, including the metal grille that was recently installed on the third floor. The site is located between Fifth Avenue and Sixth Avenue along Billionaires’ Row, and sits directly adjacent to the SOM-designed Solow Building, aka 9 West 57th Street. The 237-foot-tall, reinforced concrete structure is being developed by Solow Realty & Development Group, which purchased the property for $25,550,000 back in 2005.
Recent photographs show the façade on the front profile essentially finished, with only the ground floor awaiting completion.
The corner glass treatment on the western edge of the perimeter will allow future residents to look west toward the rest of 57th Street, aka Billionaires’ Row.
The final parts of the exterior awaiting completion are the eastern and western lot line walls. They are visualized in the rendering with what appears to be opaque panels and stacks of dark parallel strips corresponding to each floor in the building.
The upper floors of 7 West 57th Street will clear the roof heights of the surrounding buildings, providing units with north-facing views of Central Park. The development’s 32,099 square feet of residential space will be divided among 16 full-floor condominium units, averaging just over 2,000 square feet apiece. The first two stories will contain 4,100 square feet of retail space.
A mechanical floor on the third level divides the homes and commercial section.
The upper mechanical floors that form the box-shaped crown will also likely be encased in the same metal grille paneling.
Meanwhile, the developer is also working at the site of 10-14 West 57th Street. Demolition on one of the structures is completed and the other vacant properties are ready to come down to make way for a 52-story mixed-use skyscraper.
Construction of 7 West 57th Street is expected to be completed by the end of 2019.

What about the affordable housing that’s been completed and and touches 1 West 57th? Will this have a negative impact on 14 West 57th as well? It’s a beautiful building.
It is a window wall system and not a curtain wall thus the “stacks of dark parallel strips corresponding to each floor in the building.” Difference of systems is the fire separation” curtain wall (outboard of slab edge) requires minimum floor-to-floor fire-rated ‘spandrel’ separation. Proliferation of window wall in NYC is that same permits “slab-to-slab” windows (within slab edges) without spandrel separation. Slab is considered the fire separation. Should require insulation of the “slab edge cover” (the stacks of dark parallel strips) to maintain thermal plane.
