Permits have been filed for a four-story residential building at 1522 New York Avenue in East Flatbush, Brooklyn. Located between Farragut Road and Glenwood Road, the lot is close to the Newkirk Avenue subway station, serviced by the 2 and 5 trains. Joseph Venol is listed as the owner behind the applications.
The proposed 50-foot-tall development will yield 5,688 square feet designated for residential space. The building will have nine residences, most likely rentals based on the average unit scope of 632 square feet. The steel-based structure will also have a penthouse and a 31-foot-long rear yard.
Noel Wong of ADB Associates is listed as the architect of record.
Demolition permits were filed last month. An estimated completion date has not been announced.

I grew up on this block. I’m so sad to see all of the beautiful homes destroyed for cookie-cutter apartments. Very sad.
shame they couldn’t get planning permission for a ten story building, that would be a much better fit because there are no houses at all in the whole of new york so we need developments like this….
It is horrible how these people are coming in and taking the houses and structuring buildings and the apartments cost as much as the mortgage for the whole house. People realize that just because they offer you 1 mil for these homes, think about your neighbors who are still living there. We were a community, we can still be that. Lets stop this over building and the tearing down of our community.
The people want apartments, modern apartments, the great thing about the new renters, they don’t clog up the neighborhood with more cars.
