Permits have been filed for a four-story residential building at 396 Shepherd Avenue in East New York, Brooklyn. Located between Glenmore Avenue and Pitkin Avenue, the lot is one block north of the Shepherd Avenue subway station, serviced by the C train. Eitan Binat is listed as the owner behind the applications.
The proposed 52-foot-tall development will yield 5,936 square feet, with 4,738 square feet designated for residential space. The building will have seven residences, most likely rentals based on the average unit scope of 676 square feet. The masonry-based structure will also have a cellar, penthouse, and a 30-foot-long rear yard.
Suresh Manchanda of L&C Associates is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
