Located at the intersection of Merrick Boulevard and 221st Street, the lot is near the Laurelton station, serviced by the Long Island Rail Road. Myron J. Berman under the 221-06 Merrick Boulevard Associates is listed as the owner behind the applications.
The proposed 42-foot-tall development will yield 92,837 square feet, with 64,642 square feet designated for residential space and 7,488 square feet for commercial space. The building will have 81 residences, most likely rentals based on the average unit scope of 798 square feet. The steel-based structure will also have 36 enclosed parking spaces.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
