Permits have been filed for an eight-story mixed-use building at 35-01 Beach Channel Drive in Far Rockaway, Queens. Located at the intersection of Beach 35 Street and Beach Channel Drive, the corner lot is one block from the Beach 36 Street-Edgemere subway station, serviced by the A train. The NYC Department of Housing Preservation and Development is listed as the owner behind the applications.
The proposed 83-foot-tall development will yield 137,342 square feet, with 110,008 square feet designated for residential space and 5,173 square feet for commercial space. The building will have 138 residences, most likely rentals based on the average unit scope of 707 square feet. The concrete-based structure will also have a 52-foot-long rear yard and 15 enclosed parking spaces. According to the permits, 20 percent of units will be designated as affordable senior housing.
Bernheimer Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
