Permits have been filed for a 13-story mixed-use building at 2686 Broadway on Manhattan’s Upper West Side. Located between West 102nd Street and West 103rd Street, the interior lot is steps from the 103rd Street subway station, serviced by the 1 train, and a short walk east to the 103rd Street station on Central Park West, serviced by the B and C trains. Developer Toll Brothers is listed as the owner behind the applications.
The proposed 145-foot-tall development will yield 118,958 square feet, with 84,020 square feet designated for residential space and 7,743 square feet for commercial space. The building will have 73 residences, most likely condos based on the average unit scope of 1,150 square feet. The concrete-based structure will also have a cellar and a 37-foot-long rear yard.
Hill West Architects is listed as the architect of record.
Demolition permits have not been filed yet for the former hotel on the site. An estimated completion date has not been announced.

will any of these apartments be built must contain that any development set aside as affordable housing? I believe the law states this for any new development it must set aside some units for affordable housing. what became of this law in Manhattan?
