Local developer and consulting agent Metro Futures has quietly revealed a new mixed-use residential building in Morrisania, The Bronx that could yield up to 261 residential units. Marin Architects is responsible for the design and the preliminary renderings. Permits for the development at 1041 Prospect Avenue have not been filed with the New York City Department of Buildings.
The existing lot measures 127,045 square feet and is currently occupied by a large single-story commercial building with a supermarket, several small-box retailers, and an associated parking lot, all owned and operated by Cactus Holdings. While the existing scope of the retail property is 65,000 square feet, Cactus Holding reports that approximately 352,000 square feet of construction would be allowed.
Renderings of 1041 Prospect Avenue reveal a 12-story mixed-use building with a series of deep cantilevers. These open setbacks could indicate large private terraces, small balconies, or outdoor recreation space. The illustrations also appear to reveal a large ground-floor retail component and outdoor parking area.
Considering the property’s location in the Morrisania section of The Bronx, the development could debut as an affordable housing, or at the very least mixed-income housing.
Metro Futures founder and chief executive Adolfo Carrión did not respond to inquiries regarding his company’s plans before the publishing of this report.

The render is weird.
It makes it seem as though this will be built on the north side of E 166th Street, West of Prospect Avenue which is not going to happen since that space is occupied by NYCHA. Bc
Edit: There’s actually another church that better looks like the one in the render on the south side of E 165th, so this will be constructed in the southern portion of the parking lot.
What’s going to happen to Western beef, and the other businesses that are there now.we need them.
The parking lot is huge, the new building will occupy the southern portion of it. Western Beef and other retail sharing the commercial structure will remain.

Yes they can build and keep the western beef. I have a home practically across the street. And yes the western Beef has big churches on both sides. 165th and 166th street.
