With rising demand for Brooklyn living and a constrained supply in the neighborhoods around downtown, new construction has pushed well south of Prospect Park.
Kensington – south of Windsor Terrace, wedged in between Borough Park and Flatbush – doesn’t have the same number of loosely zoned single-family detached lots that Flatbush does, so one developer found a creative solution: build on top of an existing apartment building.

Developers David and Yusuf Bildrici bought the four-story brick apartment building at 622 Ocean Parkway, near the southern edge of Kensington and its border with Midwood, in 2005, paying $2.1 million for the 16-unit building.
And in 2012, their architect, Bojidar Kadiev, submitted an application to add three stories and 10 apartmenst to the building. Its height would rise from 50 feet to 75 feet, while its 14,000 square feet of existing space would increase by more than 50 percent, rising to more than 22,000 square feet, or 8,300 new square feet for the 10 new units.

The red brick cladding of the addition matches that of the original structure, as do the fire escapes on the 18th Avenue side. There are some differences – the lintels above the window are rectangular rather than rounded, and there are some balconies – but overall it’s a relatively faithful add-on to the pre-war building.
