Construction is moving along at 351 Marin Boulevard, a 383-foot-tall mixed-used development in Jersey City. Designed by Hollwich Kushner in collaboration with HLW International and developed in a joint venture between KRE Group and Northwestern Mutual, the 38-story project will yield 507 residential units, 8,000 square feet of commercial space, 203 parking spaces, and a 4,500-square-foot public plaza with a freestanding pavilion.
Recent photographs from the site show the reinforced concrete superstructure about one-third of the way to its planned parapet. The formwork and safety cocoon netting have risen up to around the 15th story, revealing the diagonal columns near the base that form the building’s distinctive concave, hourglass-like gesture. The remainder of the structure will have a more regular pattern of stacked floor plates, culminating in a relatively flat roof parapet.

Orange netting surrounds the edges of each completed story, while the exterior hoist and crane continue to climb with the steady ascent of construction. Installation will likely begin later this year on the double-height curtain wall of masonry and floor-to-ceiling windows. An eight-story annex will connect to the main tower and house the 203 parking spaces, and will feature a spiral ramp on the western end of the development. This can be seen in the bottom-right corner of the last photo.

The residential program includes 205 studios, 243 one-bedrooms, and 59 two-bedroom units. There will also be two floors of amenities, the details of which have yet to be announced. The Grove Street PATH station is a three-minute walk to the south at the intersection of Christopher Columbus Drive and Marin Boulevard.
351 Marin is expected to be completed sometime in 2021. Leasing is scheduled to begin next fall.
