Permits have been filed for a ten-story residential building at 1646 University Avenue in Morris Heights, The Bronx. Located between Featherbed Lane and Brandt Place, the interior lot is within walking distance of 176th Street subway station, serviced by the 4 train. Rupa Mehta under the PM Ang 1646 LLC is listed as the owner behind the applications.
The proposed 100-foot-tall development will yield 34,510 square feet, with 26,996 square feet designated for residential space. The building will have 43 residences, most likely rentals based on the average unit scope of 627 square feet. The concrete-based structure will also have a cellar, a 37-foot-long rear yard, and eight enclosed parking spaces.
Parag Mehta of PM Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
