Permits have been filed for two two-story residential buildings at 69-26 and 69-28 Bayfield Avenue in Far Rockaway, Queens. Located between Beach 69th Street and Beach 72nd Street, the adjacent waterfront lots are closest to the Beach 67 Street/Arverne By The Sea subway station, serviced by the A train. Also within walking distance are the Brant Point Wildlife Sanctuary to the west and the Dubos Point Wildlife Sanctuary to the east of the site. Yanling Yang is listed as the owner behind both the applications.
The proposed 44-foot-tall developments will each yield 2,800 square feet designated for residential space. The buildings will have two residences each, most likely condos based on the average unit scope of 1,400 square feet. The wood-system structures will also have attics and 33-foot-long rear yards.
The Flushing-based Xiaohong Zhao of Ameriland Brook LLC is listed as the architect of record.
Demolition permits will likely not be needed as the lots are vacant. An estimated completion date has not been announced.
