Full demolition permits have been filed for 16 East 16th Street in Manhattan’s Union Square.
After gaining approval from the New York City’s Landmarks Preservation Commission earlier this year, owner Trevor Stahelski under the Gramercy Park House LLC is moving forward with plans to build a new nine-story hotel within the historic Margaret Louisa Home. Permit details call for a full demolition with the preservation of the existing historic façade. Completed in 1891, the Margaret Louisa Home once had 78 bedrooms, a parlor and reception rooms, private dining areas, a public restaurant, and laundry facilities for over 100 women who lived in the building. Most recently, the six-story structure was used as a health center.
Proposals by BKSK Architects depict an expansion of three additional stories for a development that comprises a total 82,761 square feet. There will be 88 guest rooms on the third through eighth floors. There will also be a ground-floor restaurant, a large skylight lounge, and lobby areas. Two cellar levels will contain a wine cellar, a spa with multiple treatment rooms including steam and sauna rooms, a fitness center, staff lockers, and building mechanicals. The second story will support unspecified amenity areas in addition to a large outdoor terrace. The ninth floor will include terraces facing both 15th and 16th streets.
16 East 16th Street is located steps away from the Union Square subway station, serviced by the 4, 5, 6, L, N, Q, R, and W trains.
Plan B Engineering is listed as the applicant of record.

Kudos to the proposed restoration of this historic building, including both the roof addition and the first floor facade.
Will blend seamlessly. ?
Sort of a ‘full’ demolition.
Seriously, this should end up being beautiful.
Common sense, after all
