Permits have been filed for a seven-story mixed-use building at 85-3 68th Road in Rego Park, Queens. Located at the intersection of Woodhaven Boulevard and 68th Road, the corner lot is closest to the 67th Avenue subway station, serviced by the E, M, and R trains. Damien Smith of Prosper Property Group is listed as the owner behind the applications for the site also addressed as 68-19 Woodhaven Boulevard.
The proposed 70-foot-tall development will yield 90,926 square feet, with 90,280 square feet designated for residential space and 646 square feet for commercial space. The building will have 133 residences with an undisclosed number of affordable housing apartments, with an average unit scope of 679 square feet. The concrete-based structure will also have a cellar, a 32-foot-long rear yard, and 60 enclosed parking spaces.
Gerald Caliendo Architects is listed as the architect of record.
Demolition permits have not been filed yet. According to the developer, tenants will be occupying the space through 2021. The project anticipates to have Brownfield approval by the third quarter of 2021 and NYC Department of Building plan approval by the first quarter of 2022.

Why do so many buildings in Queens look like this?
Because developers keep hiring the same three or four budget architects. Basically the Gene Kaufmanns of the borough’s.
I know! It’s not bad, but they’re getting a bit old.
Love the look of building. I’d consider moving in since I live near by. Great area for shopping, eating out and transportation.
