Permits have been filed for a seven-story mixed-use building at 450 Grand Avenue in Clinton Hill, Brooklyn. The corner lot is adjacent to Putnam Triangle, a public green space at the intersection of Grand Avenue and Fulton Street. Both the Clinton-Washington Avenues and Franklin Avenue subway stations are within walking distance, serviced by the C train. Chana Leah Balkany of 450 Grand Avenue Owners LLC is listed as the owner behind the applications.

The proposed 80-foot-tall development will yield 41,385 square feet, with 35,296 square feet designated for residential space and 6,089 square feet for commercial space. The building will have 39 residences, most likely condos based on the average unit scope of 905 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Ramy Issac of Issac & Stern Architects is listed as the architect of record.

Demolition permits were filed in July of this year for the two-story building on the site. An estimated completion date has not been announced.
