YIMBY recently visited Clinton Hill, Brooklyn to check in on three mid-rise projects set to deliver new housing units to the area east of downtown. The developments are all located within walking distance of the C train at the Clinton–Washington Avenues station beneath Fulton Street.
Work is finished on Eight99 Fulton, a six-story mixed-use residential building at 899 Fulton Street. Designed by Studio Gallos and developed by Waterfront Property Management, the structure yields 17 units, with four dedicated to affordable housing. The project also includes ground-floor retail. The property is located at the corner of Fulton Street and Clinton Avenue.
The lottery for the affordable units will close on November 10.
The property was formerly occupied by a two-story commercial building.
Renderings have been revealed for 477 Washington Avenue, a five-story residential building planned to rise on an interior lot by the corner of Washington and Gates Avenues. Designed by ZArchitecture, the structure will contain condominium units, though an exact count has not been disclosed.
The renderings preview a multifaceted massing clad in a mix of light gray brick and gray paneling. The main volume will be enclosed in masonry with curved corners, and will feature a fenestration of rectangular windows with balconies on the third and fourth floors. The northern edge and final story above the setback will feature several arched windows and additional balconies and terraces. The structure will culminate in a landscaped roof deck.
Demolition is progressing on the four-story structure currently occupying the eastern end of the property. The top level has been razed, and given the building’s modest scope, the full site could potentially be leveled by the end of the year.
Construction is complete on 258 Saint James Place, a six-story residential building by the corner of Saint James Place and Fulton Street. Designed by M.S. Savani Architecture PC and developed by Springfield Gardens Homes Inc., the 80-foot-tall structure yields seven condominium units with an average scope of 1,260 square feet.
The building features a light gray brick façade surrounding a grid of large windows, and culminates in a mansard roof enclosed in metal paneling.
