The Department of City Planning is currently reviewing plans to construct a new seven-story mixed-use building at 3285 Fulton Street in Cypress Hills, Brooklyn. Presented in partnership by Cypress Hills Local Development Corporation and MHANY Management, the development would include a new daycare facility and 33 affordable homes for seniors.
Before the building breaks ground, the Department of City Planning will need to approve zoning map and text amendments to facilitate the construction of a mixed-use property with a residential and community facility component in an area currently zoned for residential buildings with commercial overlay.
Cypress Hills Local Development Corporation, more commonly known as CHCCC, currently leases four classrooms and a commercial kitchen at 108 Pine Street within the Blessed Sacrament Church and also additional space at 3295 Fulton Street, a low-rise mixed-use building. The new property would provide CHCCC with a new, larger daycare center with improved facilities.
The zoning amendments would also facilitate the completion of a 100 percent affordable housing development through the Department of Housing Preservation and Development’s Affordable Independent Residences for Seniors (AIRS) program. AIRS-sponsored projects often rely on increased zoning allowances that encourage the creation of affordable housing properties for residents 62 years and older.
If approved, the building will replace a vacant three-story structure that once housed a funeral parlor. Construction would be implemented in a single phase lasting 18 to 21 months. Pending approvals, the building could be completed as early as 2024.
