Renderings Reveal Next Phase of Neptune/Sixth at 532 Neptune Avenue in Coney Island, Brooklyn

Renderings have been revealed for the next phase of construction on Neptune/Sixth, an expanding mixed-use community at at 532 Neptune Avenue in the heart of Coney Island. Designed by Zproekt Architecture and developed by Cammeby’s International Group and Rybak Development, the next phase will see the completion of three individual towers comprising a mix of apartments, amenities, ground-floor commercial space, community facilities, and 535 parking spaces. The three towers are set above a two-story podium that spans the entire length of the development. Components within these levels include over 40,000 square feet of commercial space and nearly 21,000 square feet of community facilities.

Positioned above the commercial podium is a sprawling amenity deck with an outdoor pool, amble seating, light landscaping, and an illuminated running track that winds a quarter mile around the three towers. Additional outdoor amenities will include a roof deck and picnic areas.

Inside the property, residents will also have access to a fitness center, saunas, and a basketball court. All together, the amenity component accounts for roughly 95,000 square feet.

The residential volume across all three towers will comprise 758,600 square feet. This includes 499 rental units ranging from studios up to three-bedroom floor plans. Thirty percent of available homes will be designated for affordable households.

Demolition of an existing shopping center at 532 Neptune Avenue is already underway. After approximately four years of construction, the building is expected to open by May 2026.

As part of the larger redevelopment, previous phases of Neptune/Sixth include 626 Sheepshead Bay Road, a seven-story retail and commercial property that is already complete.

    I thought this might actually be a new NYCHA development, but building more parking spaces than housing units proves otherwise. NYC could always use more traffic.
    The grey color is most unfortunate and already looks sad and tired.

  2. So they got rid of the 40 story tower for this? Guess that means the tallest building in the “area” will be 2230 Cropsey.

  4. NYCHA re-do…..with all of the spectacular high rises being built all over the city, how in good conscience would agree to this outdated design?

  5. I like it. It looks more dense than that single taller tower and the tower seemed a bit dull. Not only that, me thinks the single story retail podium will also sprout a tower in a future phase, maybe at a taller height once the sales for this part are successful. Honestly Coney Island should be bursting at the seems with high-rise development, its got everything: transit, beach, ocean views, recreation and entertainment. Unfortunately it also has a bunch of public housing and the fear of crime which has held the area back for decades. Hopefully that’s changing.

    • Although some of the designs on their website are scary bad so who knows where this is taking us…

    • unfortunately it has public housing?? The public housing has been there forever . Should we kick them out and tear down the NYCHA buildings to build high-rise development for the rich?
      Where would you like these people to live?
      How about we put them right next to your apartment or home and then we will see you become a NIMBY not a Yimby for sure.

    They really nailed the Best Western in Omaha look.

  9. Parking is impossible now with this project that never really went to public hearings only after it was approved show how corrupt the system. The environmental impact did it take any increase in traffic, pollution, and not to mention the wind effect.
