Permits have been filed for a nine-story mixed-use building at 183 Chrystie Street on Manhattan’s Lower East Side. Located between Delancey Street and Rivington Street, the lot is near the Bowery Street subway station, serviced by the J and Z trains and the Grand Street station, serviced by the B and D trains. David Paz of Omnia Group is listed under the AEH-VSLV, LLC as the owner behind the applications.
The proposed 94-foot-tall development will yield 49,398 square feet, with 47,699 square feet designated for residential space and 1,699 square feet for commercial space. The building will have 26 residences, most likely condos based on the average unit scope of 1,834 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.
GF55 Partners is listed as the architect of record.
Demolition permits were filed earlier this month for the two-story structure on the site. An estimated completion date has not been announced.

A few very nice new apartment buildings have been going up along that stretch. Surprised to see it’s only 9 floors; I would have thought they could go to 15-18 in that area.
This area is surprisingly very under-zoned.
