Pace University Tower’s Foundations Take Shape at 15 Beekman Street in Financial District, Manhattan

Below-grade work is continuing at 15 Beekman Street, the site of a 27-story academic center and dormitory for Pace University in the Financial District. Designed by Manish Chadha of Ismael Leyva Architects and developed by SL Green Realty, the 338-foot-tall structure will yield 213,084 square feet of classrooms, dorm rooms, a dining facility, a library, and a learning center. The building will also have a cellar, sub-cellar, and a 20-foot-long rear yard. New Line Structures & Development LLC is the general contractor for the property, which is located at the corner of Beekman and Nassau Streets and is alternatively addressed as 126-132 Nassau Street.

Excavation has reached deeper below street level since our last update in November, and the perimeter concrete foundation walls have been formed along the eastern side of the site. Based on the pace of progress, it’s possible 15 Beekman Street could rise above street level sometime this summer.

The overall architectural design evokes the style of Eggers & Higgins’ nearby 13-story 1 Pace Plaza, the current flagship structure for Pace University. The façade is composed of an orthodox window grid interspersed with vertical columns of limestone paneling that run the height of the building. A multi-story podium sits at the base of the structure, which culminates in a flat parapet with mechanical equipment covered in ventilation grilles. A secondary mechanical section sits around the midpoint of the tower and visually breaks up the uniform fenestration. Another landscaped terrace appears to occupy the top of the setback on the southern wall.

15 Beekman Street is slated for completion in the summer of 2023, as noted on the on-site board.

  3. All I can think about is the building next door to this construction site, and the exposed little windows taking their “last breathes” of air and sunlight! Especially the bottom one with the AC.

    Once this tower is built, those tenants will be plunged into darkness forever… ☹😢

    • Then you should think aboit something else.

      Also you realize a quite substantial and hiatoric building, the Vanderbilt building, was taken down for this new tower so those windows were always blocked.

        THE 10 STORY Historic Vanderbilt building on this site was a beautiful building that captured the history of NYC and should have been landmarked. Instead it was demolished for Greed.

  4. @Christopher, I get that, but this is replacing a 10-story building that stood on this site. This project opened up those windows, albeit temporarily, not the opposite. I’m afraid if it’s sunlight you want, maybe FiDi isn’t the place for you.
