The Bayonne Planning Board has granted preliminary approvals for developers to construct what will be the largest mixed-use complex in the New Jersey waterfront city. Known as Peninsula at Bayonne Harbor, the development will comprise 1,250 residential units, 10,000 square feet of retail space, parking for 788 vehicles, a landscaped public park, and a waterfront promenade.
The Peninsula at Bayonne Harbor project team includes real estate investment firm Boraie Development and local design studio NK Architects. Stonefield Engineering & Designs served as civil engineer and landscape consultant.
The development site is located on a 12-acre stretch that juts out into the Upper New York Bay, just south of Port Jersey. The land was formerly utilized as a Military Ocean Terminal from 1967 to 1999. In more recent history, city officials have turned their sights on transforming the terminal lands into a waterfront residential community. Peninsula at Bayonne Harbor is the latest example of the city’s efforts to enrich the underutilized parcels, 430 acres in total, with quality housing, retail destinations, and publicly accessible outdoor space.
While a groundbreaking date has not been announced, it is confirmed that the development will be completed in three phases.
The first phase of development includes a ten-story building along Goldsborough Drive with 274 residential units, a 12-story building to the north with 250 units, and a four-story parking garage designed to accommodate 269 vehicles. The parking garage will also support a rooftop amenity deck and a pool.
Phase Two includes the construction of a five-story building with 150 units, a 12-story building with 267 units, and 10,000 square feet of retail space. These structures are located due east of phase one.
The third and final phase will introduce a 16-story building with 309 units and a four-story parking garage with 232 spaces. Similar to phase one, this garage will also support a roof-level terrace and pool.
