Construction Set to Begin at 45-19 Davis Street in Long Island City, Queens

Excavation is set to begin at 45-19 Davis Street, the site of a 21-story residential building in Long Island City, Queens. Designed by Jon Yung of MY Architect PC and developed by Tom Wu under Davis Street Development LLC, the 229-foot-tall structure will yield 62,001 square feet with 82 units averaging 750 square feet apiece and 489 square feet of commercial space. Warner Construction is the general contractor for the property, which is located on an interior plot bound by Davis Street to the southwest, Pearson Street to the northeast, and Jackson Avenue to the northwest.

Photographs show the property cleared of the low-rise one-story garage that once occupied the site and was demolished last year. Piling machines, steel caissons, excavators, and other construction equipment await the start of work, which should likely progress below grade over the course of the summer and into the fall months. The new reinforced concrete foundations should take shape later this year, and the superstructure will likely become visible within the first half of 2023.

The black-and-white elevation diagram in the main photo provides the only glimpse into what to expect. The first several floors have tall floor-to-ceiling windows with a garage door on the eastern end and two doorways, one for the main lobby and the other for the commercial retail space. Above is a conventional grid of windows that will be surrounded by a brick façade. A vertical column with lighter colored paneling breaks up the fenestration in the middle of the main elevation, rising from the podium to the parapet above the western setback. A possible rooftop terrace facing northwest would provide views of the downtown Long Island City skyline, the cluster of skyscrapers along Hunters Point, and Midtown, Manhattan across the East River.

45-19 Davis Street will also feature a cellar, a 31-foot-long rear yard for residents, and 12 enclosed parking spaces. The nearest subways are the 7 and G trains at the Court Square station and the E and M trains at the Court Square-23rd Street station.

There is an anticipated completion date of summer 2024 posted on the construction board.
