The affordable housing lottery has launched for 43-46 51st Street, a nine-story mixed-use building in Sunnyside, Queens. Designed by Raymond Chan Architect, the structure yields 75 residences, 31 parking spaces, and 8,624 square feet of commercial space. Available on NYC Housing Connect are 23 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $43,612 to $187,330.
Amenities include a rooftop terrace, a gym, shared laundry room, and bike storage. Units come equipped with a dishwasher and washer and dryer. Tenants are responsible for electricity.
At 80 percent of the AMI, there are two studios with a monthly rent of $1,197 for incomes ranging from $43,612 to $85,440; eight one-bedrooms with a monthly rent of $1,509 for incomes ranging from $54,618 to $96,080; and four two-bedrooms with a monthly rent of $1,820 for incomes ranging from $66,172 to $115,280.
At 130 percent of the AMI, there are six one-bedrooms with a monthly rent of $2,350 for incomes ranging from $80,572 to $156,130 and three two-bedrooms with a monthly rent of $2,850 for incomes ranging from $97,715 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 4, 2022.
