The affordable housing lottery has launched for 485 East 28th Street, a six-story mixed-use building in East Flatbush, Brooklyn. Designed by Vikatos Architect and developed by Balanced Living Development, the structure yields 17 residences. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $63,429 to $187,330.
Amenities include pet-friendly policies, assigned parking spaces, bike storage lockers, a shared laundry room, valet trash, package lockers, a virtual doorman, and outdoor areas including a rooftop terrace. Units come equipped with dishwashers, name-brand kitchen appliances, countertops, and finishes, energy-efficient appliances, air conditioning, smart controls for heating and cooling, and either patios or balconies. Tenants are responsible for electricity.
At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $1,850 for incomes ranging from $63,429 to $156,130 and three two-bedrooms with a monthly rent of $2,125 for incomes ranging from $72,858 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than September 12, 2022.

I will Never Qualified Either For None of this Apartments.
It’s Bad Living Upstate. NY
Binghamton NY have an abusive wanna be caretaker and not being able to escape. From him NO NYPD does not do anything here so I have my daughter in Brooklyn NY but up here it’s too much Racist going on they Don’t care about us the PRicans.
This is what? Affordable housing for whom? Teachers and seniors cannot afford these apartments units. We need real affordable units to live in. I need a two bedrooms unit. How much will I pay for rent in this so called affordable building?
This place looks better than some of the other new buildings.
But 2-beds should be open for any families with steady full time jobs making under 100K.
As is, I don’t think this works out for many people. Examples:
Couple #1 with 1 kid: one is NYC teacher for 10 years (80K) and one has been a firefighter for 10 years (100K). They make too much (180K) and don’t qualify for 2-bed. If they happen to qualify, 2100 for rent for them is a steal.
Couple #2 with 1 kid: one works in retail (40K) and one works at restaurant (30K) so they make too little to qualify and even if they did the rent would be a stretch.
