Permits have been filed for a six-story residential building at 2948 Brighton 4th Street in Brighton Beach, Brooklyn. Located between Neptune Avenue and Ocean View Avenue, the lot is near the Ocean Parkway subway station, serviced by the Q train. Lev Kheyfets under the Brighton 4th Condo LLC is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 8,786 square feet designated for residential space. The building will have 13 residences, with an average unit scope of 675 square feet. The concrete-based structure will also have a penthouse, a 30-foot-long rear yard, and seven open parking spaces.

Zarina Kindo of Kindo Holdings is listed as the architect of record.

Demolition permits were in filed in May 2022 for the one-family home on the site. An estimated completion date has not been announced.

  2. If that’s character, I’ll take the new building.

    Not all old crap is lamentable when replaced. Good thing you weren’t around in the 20-30s when so much original housing all over the city was being replaced by apartment buildings, the very same prewar buildings we now call full of character and associate with the neighborhood. You probably woukd have hated that. It’s a relative you know.
