Astoria West Phase 2 in Astoria, Queens via NYC Housing Connect

The affordable housing lottery has launched for Astoria West Phase 2, two parts of a 522,000-square-foot complex comprised of a trio of interconnected structures at 11-12 30th Drive and 11-28 30th Drive in Astoria, Queens. Designed by Fogarty Finger Architects and developed by Cape Advisors, the structures yield 534 apartments and an extensive amenity package. Available on NYC Housing Connect are 126 affordable housing units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $80,572 to $187,330.

Units come equipped with washers and dryers, name-brand appliances and finishes, air conditioning, and hardwood floors. Amenities include a doorman, package room, on-site resident manager, rooftop terrace, common area Wi-Fi, parking, gym, yoga and dance studio, media room and billiard lounge, party room, children’s play room, golf simulator lounge, courtyard, pet spa, bike storage, and a rooftop pool.

Incentives include zero security deposit, free access to select amenities for the first year, up to $1,000 reimbursed in moving expenses for two-year leases, and free internet service with select providers for six months.

At 130 percent of the AMI, there are 11 studios with a monthly rent of $2,350 for incomes ranging from $80,572 to $138,840; 30 one-bedrooms with a monthly rent of $2,500 for incomes ranging from $92,538 to $156,130; 62 one-bedrooms with a monthly rent of $2,699 for incomes ranging from $92,538 to $156,130; and 23 two-bedrooms with a monthly rent of $3,287 for incomes ranging from $112,698 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 14, 2022.

    THIS IS A JOKE AND IT WILL END NOW THAT 421A IS DEAD FOR THE TIME BEING.

      So a developer who creates income linked housing can use a 421A the same as a developer who creates affordable housing? I would assume the tax exemptions are much less no?

      In any case, I agree- $2400 for a studio (In Astoria) is nothing close to affordable.
