Maven Tops Out at 2413 Third Avenue in Mott Haven, The Bronx

Construction has topped out on Maven, a 27-story mixed-use tower at 2413 Third Avenue in the Mott Haven section of the South Bronx. Designed by CetraRuddy and developed by RXR Realty, the structure will yield 145,643 square feet with 200 rental units, including 60 rent-stabilized units for middle-income households, as well as a small retail volume on the ground floor and a parking garage equipped with electric vehicle charging stations.

Renderings of the project revealed in 2021 depict a unique mixed-material façade with a series of cantilevered volumes that tilt out to expand views of the Manhattan skyline and maximize rentable space. Exterior materials include reflective floor-to-ceiling windows, white and gray paneling, and gray brick.

Units will feature stainless steel appliances, white oak flooring, matte black iron fixtures, and subway tiling. Amenities include an open-concept café and gallery on the ground floor, a fitness center, a flexible common area for gatherings and community events, and a game room. Outdoor amenities include multiple seating and lounge areas surrounded by light landscaping, and a roof deck with barbecues, communal seating, and dining spaces.

“RXR is honored to be developing much-needed apartments as the demand for housing in NYC intensifies,” said Jarrod Whitaker, RXR’s senior vice president of residential operations, at a topping-out ceremony for the project. “Today’s topping out is a testament to a strong development team, ongoing local hiring initiatives and all the incredible community partnerships RXR has made to invest directly in Mott Haven.”

LRC Construction is the general contractor for the project, which is expected to debut by the end of next year. To date, the project has created more than 500 on-site construction jobs, with nearly 30 percent of contracted workers residing in The Bronx.

    This is a very interesting design overall and I will overlook the gimmicky mixed-color brick. “Nearly 30 percent of contracted workers residing in The Bronx” is further proof that most construction workers take their income out to the burbs, just like NYPD cops.

    • Hey, if it’s cheaper, they should have the right to live where they want. I think NYPD have to live in the five boroughs, I maybe wrong.

    • When was the last time you tried to hire skilled labor at your company? Pretty challenging for nearly ever industry these days. Even unskilled labor is hard to find, so the fact they included this in the story (or press release) suggests they are quite proud of that stat. I’m impressed.

      • If only video games taught practical useful job skills we’d be all set as a society.

        • LOL… Sadly, it’s not about a lack of teaching tools, it’s about our society and educational institutions that try to convince every child (and their parents) that you must attend college. The truth is that many would be much better off going into the trades.

          • No doubt that’s true but it’s not just the emphasis on college, it coincides with many high schools cutting and deemphasizing vocational programs that can channel students into trade schools.

  2. Come a long way from the Mott Iron Works.

    It would be pretty great if the canal inlet still existed though. I’d imagine they could make that quite a feature in several large residential projects lining it akin to what is happening with the Gowanus.
