Developers and local officials recently gathered to celebrate the beginning of construction at 70 Pier Street, a new multifamily rental property in Yonkers, New York. Led by Ginsburg Development Companies, the four-story building is located in the city’s Ludlow neighborhood and will eventually contain 36 rental apartments, ground-floor retail space, and parking garage for up to 35 vehicles.
Prior to demolition, 70 Pier street was occupied by a low-rise office building and garage used by the Yonkers Parking Authority, which Ginsburg acquired in June 2017. As part of the project, the developer will also complete improvements at Abe Cohen Plaza, a public outdoor space located near 70 Pier Street. Updates to the plaza will include new paving, landscaping, benches, lighting, an entrance arch, a clock tower, a sculpture, and a flagpole.
“Seventy Pier Street and the revitalization of Abe Cohen Plaza are relatively small projects that will have a big impact as they create an exciting new gateway to the Ludlow neighborhood for those arriving at the Metro-North Station,” said Martin Ginsburg, the founder of Ginsburg Development Companies. “We will create a new sense of place with market-rate rental apartments, new neighborhood retail, and a beautiful new public space in Abe Cohen Plaza.”
Total construction costs for the building are estimated at $11.5 million. The developer has not disclosed when the construction is expected to wrap up.

What about the bike roon?
Outside of downtown, Yonkers isn’t really dense enough for completely car-free living. They may be able to commute into the city by train, but in terms of shopping other and amenities, they’ll probably have to drive. It is technically a suburb, after all.
Never been to Yonkers? Don’t like cars? What is it with all the Karens that want others to live without a car just because they can’t afford one (or two, or three like the rest of us)?

The West side of Yonkers is the most densely populated section of the city. Public transportation is poor. Lack of Parking is a city-wide problem and it is a quality of life issue in the city. There seems to be a plan to make Yonkers so undesirable for its existing residents that they move out. Developers with deep pockets and politicians pander to their every need is a problem in the City of Yonkers. We at present have more rental units than home or coop/condo owner ship. The average renter does not become that involved in the running of any city and our Politicians are betting on that and party loyalties to keep them in office. “Ther is a story to be told” and some day an investigative journalist will tell it
