A 463-unit rental property at 1515 Surf Avenue is now topped out in Coney Island, Brooklyn. Developed by LCOR and designed by Studio V Architecture, the building stands 16 stories tall and also contains 11,000 square feet of retail space on the ground floor.
LRC Construction, the project’s general contractor, expects to wrap up construction by early next year. When leasing launches, there will be 139 affordable housing units.
The building’s façade features gray and tan brick, prefabricated concrete cladding, exposed concrete columns, and floor-to-ceiling windows. The massing of the structure features a series of recessed balconies, rounded corners, and a large setback above the seventh floor. The open space will have an outdoor pool, a multi-level pool deck, and a direct connection to one of the indoor lounges. Additional amenities will include a fitness center, an indoor basketball court, coworking spaces, and on-site parking.
To improve efficiency, LCOR partnered with Ecosave USA, an energy solutions provider for building owners and developers, to design and install a geothermal temperature control system, which is expected to reduce the structure’s carbon emissions by over 60 percent. When complete, the system will be the largest active geothermal heating and cooling system in New York City.
