The affordable housing lottery has launched for 540 Graham Avenue, a five-story mixed-use building in Greenpoint, Brooklyn. Designed by Issac & Stern Architects and developed by Greenline Real Estate, the structure yields 25 residences, 13 parking spaces, and ground-floor retail space. Available on NYC Housing Connect are eight units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $99,086 to $165,230. One-bedroom tenants get one month free rent and studio tenants get two months free rent.
Amenities include pet-friendly policies, a garage with electric car charging stations, gym with yoga/dance studio, spa, storage, and a rooftop terrace. Residences come equipped with washers and dryers, name-brand kitchen appliances, countertops, and finishes, air conditioning, high-speed internet, intercoms, and patios or balconies. Tenants are responsible for electricity.
At 130 percent of the AMI, there is one studio with a monthly rent of $2,890 for incomes ranging from $99,086 to $146,900; and seven one-bedrooms with a monthly rent of $3,059 for incomes ranging from $104,880 to $165,230.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 25, 2023.
