Two-Tower, 834-Unit Complex ‘The Riverie’ Wraps Up Construction In Greenpoint, Brooklyn

Construction is wrapping up on The Riverie, a two-tower residential complex at 18 India Street along the East River in Greenpoint, Brooklyn. Designed by Marvel Designs and developed and built by Lendlease, the project yields 834 rental units across the two structures, the taller of which will stand 37 stories and 402 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the complex, which occupies a full block bound by India Street to the north, Java Street to the south, West Street to the east, and the India Street pier over the East River to the west.

Work on the towers has almost completely finished since our last on-site update in July 2024, when the shorter 20-story structure had recently topped out and its 37-story sibling was still rising. The buildings now stand fully enclosed in their gray and white façades, and residential occupancy has begun at both towers. Some construction is still ongoing on Riverie Park, the riverfront public outdoor space at the foot of the towers. Barricades surround the area where new seating, landscaping, walkways, and ramps will connect with the rest of the waterfront esplanade.

Homes come in studio to three-bedroom layouts, as well as upper-level penthouses and townhouses. Units come with keyless entry, smart thermostats, in-unit washers and dryers, and oversized windows, with west-facing apartments offering Manhattan skyline views. Select homes also feature private balconies or terraces.

Penthouses have ceiling heights of up to 13 feet, in-unit washers and dryers, induction cooktops in the kitchen, and built-out closets. The townhouses have ceiling heights of up 20 feet, private stoop entrances, wide-plank white oak flooring, open kitchen layouts with pantries, custom closets, in-unit washers and dryers, and powder rooms in select units.

Thirty percent of the residential inventory at The Riverie is reserved for affordable housing. The property also features 13,000 square feet of retail space on the lower levels. The 18,000-square-foot esplanade along the East River is being built in accordance with the Waterfront Alliance’s Waterfront Edge Design Guidelines (WEDG), which aim to create accessible public spaces that connect communities to the waterfront, embrace native birds, and prioritize native planting.

Amenities span 68,000 square feet and include a fitness center with a yoga and pilates studio, infrared sauna, a heated rooftop swimming pool, outdoor lounges, a private courtyard garden, grilling station with outdoor dining, a coworking lounge, and a conference room with phone booth. Other features include 24-hour concierge service, a package room, pet washing station, attended garage with EV charging stations, bike storage, and Citibike access. There is also the River Lounge, which features waterfront views, a chef’s kitchen and dining room, speakeasy lounge, children’s playroom with a terrace, a music room, podcast studio, and a gallery and event space.

Sustainability components include the use of a geothermal heat pump system in lieu of traditional gas boiler heating and cooling towers. The developers are aiming for LEED Gold certification, WEDG Waterfront Certification, Fitwel Certification, and Energy Star Certification.

The nearest subway from the ground-up development is the G train at the Greenpoint Avenue station to the east along Manhattan Avenue.

    I am not certain what the point was of the hangover supported by angled columns. The space is so lofty that it is unlikely to provide any protection from rain and wind.
