Construction is now topped out at 27-09 40th Avenue, a six-story condominium property in Long Island City. The project team includes developers Gus Vorillas and Abdel Aziz Raouf, represented as 40th Ave Dutch Kills Realty LLC, and architect HCN Design & Consulting.
When complete the property will debut as Noble LIC and deliver 46 condominiums. Floor plans will range from studios up to two-bedroom homes, all equipped with private outdoor space, in-unit washer-dryers, and designer finishes.
“We are thrilled to have reached this important milestone ahead of schedule,” said the development team in a prepared statement. “We assembled the site, over the course of several years, and we have witnessed the tremendous growth that has occurred in Long Island City, which has emerged as one of the city’s most popular neighborhoods.”
Amenities will include a fitness center with an attached 940-square-foot terrace, an indoor lounge, a pet spa, a parking garage, and bicycle docks. There will also be a 2,160-square-foot terrace on the second floor and a 3,160-square-foot roof deck with a barbecue grill and shared seating.
The team has not confirmed an anticipated date of completion for the building, but has already enlisted Corcoran as exclusive marketing and sales agent for available condominiums.
