The affordable housing lottery has launched for 23-27 Eldert Street, two four-story residential buildings in Bushwick, Brooklyn. Designed by Asher Hershkowitz Architect, the structures yield 16 residences total. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $76,286 to $198,250.
Amenities include a shared laundry room, rooftop terace, security cameras, and a virtual doorman. Residences come equipped with intercoms, hardwood floors, energy-efficient appliances, air conditioning, name-brand kitchen appliances, countertops, and finishes, and either a patio or balcony. Tenants are responsible for electricity.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,225 for incomes ranging from $76,286 to $165,230, and four two-bedrooms with a monthly rent of $2,600 for incomes ranging from $89,143 to $198,250.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 4, 2023.

Very pretty for that site though the average every day Newyorker would need two jobs to cover the rent and utilities. We will hopefully embrace Canada’s model for creating balanced socioeconomic neighborhoods wherein one can’t tell the difference between a low to moderate income building versus one that contains hi rents, true equity for all. These buildings look so much better than what was on these blocks during the 1980’s.
