Permits have been filed to expand a two-story structure into a six-story mixed-use building at 5120 9th Avenue in Borough Park, Brooklyn. Located between Boston Road and Pratt Avenue, the lot is near the Eastchester-Dyre Avenue subway station, serviced by the 5 train. Toby Eng is listed as the owner behind the applications.
The proposed 64-foot-tall development will yield 8,973 square feet, with 7,104 square feet designated for residential space and 1,869 square feet for community facility space. The building will have ten residences, most likely rentals based on the average unit scope of 710 square feet. The concrete-based structure will also have a cellar, a 28-foot-long rear yard and one enclosed parking space.
Jimenez Building Consulting is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.
