The affordable housing lottery has launched for The Pearl, a 12-story residential building at 475 Bay Street in Stapleton, Staten Island. Designed by GF55 Architects and developed by BFC Partners, the 250,000-square-foot structure will yield 269 units. Available on NYC Housing Connect are 131 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $64,732 to $140,080.

Amenities include pet-friendly policies, a shared laundry room, gym, outdoor areas, recreation room, an elevator, assigned parking spaces, and outdoor terraces including a rooftop terrace. Units feature air conditioning, new finishes and appliances, and spacious closets. Tenants are responsible for electricity, including electric stove.

At 80 percent of the AMI, there are 43 one-bedrooms with a monthly rent of $1,790 for incomes ranging from $64,732 to $101,680; 15 two-bedrooms with a monthly rent of $1,939 for incomes ranging from $70,903 to $122,000; 40 two-bedrooms with a monthly rent of $2,147 for incomes ranging from $78,035 to $122,000; nine three-bedrooms with a monthly rent of $2,204 for incomes ranging from $81,086 to $140,080; and 24 three-bedrooms with a monthly rent of $2,481 for incomes ranging from $90,583 to $140,080.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 22, 2024.
