The affordable housing lottery has launched for 1638 Park Avenue, a nine-story residential building in East Harlem, Manhattan. Designed by Marin Architects and developed by Affect Property Group, the structure yields 24 residences. Available on NYC Housing Connect are six units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $31,818 to $122,000.
Residences come with air conditioning, washers and dryers, intercoms, and name-brand kitchen appliances, countertops, and finishes. Amenities include a virtual doorman, gym, resident lounge, elevator, rooftop terrace, storage, and pet-friendly policies. Tenants are responsible for electricity, which includes stove, heat, and hot water.
At 40 percent of the AMI, there are two studios with a monthly rent of $809 for incomes ranging from $31,818 to $45,200, and one one-bedroom with a monthly rent of $847 for incomes ranging from $33,806 to $50,840.
At 60 percent of the AMI, there is one one-bedroom with a monthly rent of $1,347 for incomes ranging from $50,949 to $76,260, and one two-bedroom with a monthly rent of $1,576 for incomes ranging from $59,829 to $91,500.
At 80 percent of the AMI, there is one two-bedroom with a monthly rent of $2,177 for incomes ranging from $80,435 to $122,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 18, 2024.
