Renderings have been released for 170 West 225th Street, a seven-story residential building in Marble Hill, Manhattan. Designed by Marin Architects and developed by Timber Equities, the 115,000-square-foot structure will yield 115 rental units, with 30 percent reserved for affordable housing. The property is located near the intersection of Adrian Avenue and West 225th Street, adjacent to Spuyten Duyvil Creek.
Renderings show the building clad in a mix of tan and black paneling surrounding a grid of floor-to-ceiling windows. Two stacks of balconies are positioned around the center of the northern elevation, and a long setback at the sixth story will be topped with a terrace. A garage entrance is depicted at the northeastern corner of the building.
Residents will have access to a variety of amenities curated by Durukan Design, including a resident lounge, coworking spaces, a fitness center, and a rooftop lounge with outdoor dining.
170 West 225th Street is located a short walk from the 1 train at the Marble Hill-225th Street station by the northern end of the Broadway Bridge.
Financing for the development was provided by BHI USA and construction of the foundations is underway. The project team expects the building to top out by the middle of 2024 and welcome residents by summer 2025.

Ha! Good luck getting the people who ACTUALLY live there to give up their Manhattan address!
In the big picture of things, this really isn’t an issue. It’s a charming little nugget of city history that isn’t going anywhere.

You’re right. I’ve never known anyone who lives/lived in Marble Hill but was well aware of the history of the neighborhood and geological feature. I always assumed that Marble Hill addresses were NY, NY but a quick search shows all addresses designated Bronx.
This new building is cheek-by-jowl with the Marble Hill Houses, a huge NYCHA complex. In other words: projects. The Spuyten Dyvil Creek view is about the only good thing to be said about this weird outpost of Manhattan.

I live in Marble Hill and use New York, NY and get all our mail just fine, it’s totally Manhattan, even if I often need to explain it to everyone. So one real question, on the fence for this building it says mixed use, but I’m doing see any businesses on this rendering with that’d be fun

I have lived here 40 years. The definition of an island is complicated. Early last century ( 1900’s) the channel between West 218th Street and West 225th would empty considerably with the ebb and flow of the tides of the two rives it joined; in addition, there was an offset channel running through what is now Marble Hill Houses. The main channel was much narrower and shallower. When the tides were out, one could wade across. There is a plaque commemorating the on the front t of St Stephen’s Methodist Church, West 228th Street, which is a pre revolutionary war congregation. Due to the ability to wade, Manhattan technically was nit an island. It became one when the channel was widened and dredged. Rev. William Tieck, a former pastor of St Stephen’s, wrote an incredible history of Inwood, Riverdale and Marble Hill. Marble Hill is Manhattan. Deal with it.
