Camber Property Group and RiseBoro Community Partnership recently announced the groundbreaking for 1601 DeKalb Avenue, a $75 million affordable housing project in Bushwick, Brooklyn. When construction completes in December 2025, the development will yield 127 affordable housing units, with 45 reserved for stable housing and supportive services to young families.
The property, which is located on a previously vacant lot that was originally zoned for manufacturing, underwent rezoning to allow for a residential use after years of collaborative effort by Camber, RiseBoro, local officials, and community stakeholders.

1601 DeKalb Avenue’s units will come in studio to three-bedroom layouts. The building, which was designed by Aufgang Architects, will meet the Enterprise Green Communities Criteria, and will feature all-electric heating and cooling systems. Beyond that, it will offer future residents amenities including 24/7 security, bike storage, and community rooms.
1601 DeKalb Avenue is located steps from the B13 and B38 bus lines, and walking distance from the DeKalb Avenue subway station, which services the L train.

This is great news. I always wondered why this huge lot sat vacant for so long.
The design seems needlessly simplistic as a second color of brick thoughtfully placed would add some interest.

As a Brooklyn born and raised New Yorker. Living in Atlanta Georgia. Reason being rents way beyond the affordable limit. Am I allowed to apply for housing as well. If I meet the criteria. I was born in Bushwick. Grove and Wilson Ave. My house was torn down in 1971. For what reasons I dont know. Moving forward to East New York. I left due to gangs and severe robberies. But it dont mean I forgot where I came from.
As a lifelong resident of both Williamsburg and Bushwick I’m very happy that this vacant lot will be put to good use finally. But what we need is very low income housing. Not this “affordable” label that HPD uses.Affordable should be under 30k a yr for families of 4. And that’s being very realistic in Bushwick. HPD Is out of touch with reality. And “Riseboro” doesnt fall far from that tree. Their units are becoming unaffordable for Hispanic and Black’s. They are changing the demographics of Bushwick through real estate with these income ratios and thresholds that are totally unreasonable and unrealistic. Riseboro are BAD landlords and are a horrible Management company within our Bushwick community with horrible personnel as property managers and employees who possess no knowledge of public relations and ethics. I wish another company had this project. Not RISEBORO!!
