The affordable housing lottery has launched for 12-19 31st Drive, a three-story residential building in Astoria, Queens. Designed by Gerald J. Caliendo and developed by Ravi Patel, the structure yields 17 residences. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $89,143 to $218,010.
Amenities include pet-friendly policies, assigned parking spaces, bike storage lockers, gated access, elevator, and an outdoor terrace. Units come equipped with washers and dryers, dishwashers, air conditioning, patios or balconies, intercoms, and name-brand kitchen countertops and finishes. Tenants are responsible for electricity.

At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,600 for incomes ranging from $89,143 to $181,740, and four two-bedrooms with a monthly rent of $3,100 for incomes ranging from $106,286 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 29, 2024.

That’s some big-ass electrical conduit bringing the service line into the building? Isn’t it beautiful? Great planning huh?
Strange design! What is that fenced off area to one side? Is that a private terrace right at the sidewalk? If so, it matches those indescribable balconies. Not a stick of green anywhere. At least it fits in with the questionable facades on either side.
