The affordable housing lottery has launched for The Delecor, a 31-story residential building at 250 East 83rd Street on the Upper East Side of Manhattan. Designed by SLCE Architects and developed by The Torkian Group, the structure yields 128 residences. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $33,875 to $218,010.
Residential amenities include a 24/7 attended lobby, a screening room, residential lounge, a fitness center, a children’s playroom, an indoor swimming pool, and an outdoor rooftop terrace. Units come equipped with intercoms, dishwashers, high-speed internet, and smart controls for heating and cooling. Tenants are responsible for electricity only.
At 40 percent of the AMI, there are six studios with a monthly rent of $914 for incomes ranging from $33,875 to $49,720; four one-bedrooms with a monthly rent of $974 for incomes ranging from $36,275 to $55,920; and three two-bedrooms with a monthly rent of $1,161 for incomes ranging from $43,543 to $67,080.
At 60 percent of the AMI, there are two one-bedrooms with a monthly rent of $1,504 for incomes ranging from $54,446 to $83,880; nine two-bedrooms with a monthly rent of $1,691 for incomes ranging from $61,715 to $100,620; and two two-bedrooms with a monthly rent of $1,796 for incomes ranging from $65,315 to $100,620.
At 130 percent of the AMI, there are two studios with a monthly rent of $3,139 for incomes ranging from $107,623 to $161,590; two one-bedrooms with a monthly rent of $3,358 for incomes ranging from $115,132 to $181,740; and three two-bedrooms with a monthly rent of $4,020 for incomes ranging from $137,829 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 10, 2025.
