Permits have been filed for a 15-story residential building at 4137 Third Avenue in East Tremont, The Bronx. Located between East 175th Street and East 176th Street, the lot is near the 174–175th Streets subway station, served by the B and D trains. Alex Lakaj of RBA Developers LLC is listed as the owner behind the applications.
The proposed 145-foot-tall development will yield 68,853 square feet designated for residential space. The building will have 99 residences, most likely rentals based on the average unit scope of 695 square feet. The concrete-based structure will also have a cellar and a 33-foot-long rear yard.
Fred Geremia Architects & Planners is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

This project is actually closer to the Tremont Ave Metro North stop.
I would refer you to 113 East 184 St to see the absolute trash you can reasonably expect to be gifted here.
This firm, Badaly, and a few others shouldn’t have a license to practice architecture. Just like doctors have an oath not to make a patient’s health worse, so too should architects promise not to actually make the aesthetic environment worse.

99 units? Sounds like they are underbuilding this lot to avoid requirements that kick in at 100+ units. I wonder how many homes we are loosing this time?
I would think the unions would purchase a much lower unit count regulation that requires union contractors. 99 units is not a small building.

3rd Avenue is nowhere near the B and D trains on the Grand Concourse. Not to mention the huge hill one has tobclimb out of the Webster valley to the high Grand Concourse ridge.
