Permits have been filed for a 13-story residential building at 95-28 147th Place in Jamaica, Queens. Located between 95th Avenue and 97th Avenue, the lot is near the Sutphin Boulevard–Archer Avenue–JFK Airport subway station, served by the E, J, and Z trains. Herman Jacob under East 181st Gardens LLC is listed as the owner behind the applications.

The proposed 124-foot-tall development will yield 39,368 square feet designated for residential space. The building will have 79 residences, most likely rentals based on the average unit scope of 498 square feet. The concrete-based structure will also have a 20-foot-long rear yard.

Leandro Nils Dickson Architect is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

    • 79 rental units at market rate for the rich does nothing to solve the housing crisis for low and middle income people, and i feel for the people who will be living right on top of a blank wall

        I don’t think “rich” people are going to be living in this part of Jamaica. Also, the design of the new building will not force anyone to look at that blank wall, wich is simply a lot-line facade of a 10 story building next door. If subsidizies are needed for middle and lower-class housing, then so be it….but it doesn’t change the fact that new housing (especially in a transit-rich neighborhood) is absolutely needed!

There are better places those kinds of people can spend their money on than a rental in Jamaica. Cut the fucking BS narrative of bracketing people who make 100k into the 1% of rich elite Americans.
