New renderings have been revealed for 164-02 Jamaica Avenue, a forthcoming 28-story mixed-use building in Jamaica, Queens. Designed by Stat Architecture and developed by Vaya Development and Communilife, the 291,000-square-foot structure will yield 285 rental units with an average scope of 537 square feet. The project will also include 70,000 square feet of community facility space and 4,300 square feet of ground-floor retail. The 13,500-square-foot property is located at the intersection of Jamaica Avenue and 164th Street.
The renderings preview a rectangular massing with broader side profiles and a setback around the midpoint of the northern face topped with a landscaped terrace. The façade will be composed of beige stone surrounding a grid of recessed windows framed with black and green paneling. The building will culminate in a flat roof with a short bulkhead. A surface-level parking lot is depicted in the rear of the property.
The following rendering shows a slightly different design with a deeper setback on the main northern elevation.
The site is currently occupied by three abutting commercial buildings between 164-02 and 164-08 Jamaica Avenue. Communilife acquired the property from Ronald Menashe of Francmen Realty for $13.5 million last May.
The structure is planned to be engineered to Passive House standards and will include separate housing for the nonprofit organization, which provides shelter for vulnerable communities.
The nearest subways stop from the ground-up development site are the E, J, and Z trains at the Jamaica Center–Parsons/Archer station to the southwest.
A construction timeline for 164-02 Jamaica Avenue has yet to be announced.

Not bad, and a much better replacement.
Now imagine if that massive parking garage directly behind it could be transformed into housing.
That would probably mean that people driving in from Long Island to take the LIRR or the E train would end up driving into the city (not a great situation)
Are there a lot of people driving to downtown Jamaica from LI and taking transit?
I do not think anyone is driving in from Long Island to Downtown Jamaica to take the LIRR
not a large amount and not regularly but i personally know a few who do on occasion
Serious question… What leads you to assume that the owner of the parking garage would be interested? Maybe they have plan of there own we don’t know about.
I mean if nothing else it could be eminent domain’ed for affordable housing
