The affordable housing lottery has launched for 1259 St. Marks Avenue, a four-story mixed-use building in Crown Heights, Brooklyn. Designed by Joseph M. Morace and developed by Joseph Mendeliwotz, the structure yields 21 residences. Available on NYC Housing Connect are five units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $75,772 to $140,000.
Amenities include bike storage lockers, outdoor areas, a shared laundry room, and an elevator, Residences are equipped with energy-efficient appliances, air conditioning, high-speed internet, and intercoms. Tenants are responsible for electricity, including stove, hot water, and heat.
At 80 percent of the AMI, there is one studio with a monthly rent of $2,022 for incomes ranging from $75,772 to $103,680; one one-bedroom with a monthly rent of $2,117 for incomes ranging from $81,223 to $116,640; and three two-bedrooms with a monthly rent of $2,452 for incomes ranging from $97,680 to $140,000.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 13, 2026.
