The affordable housing lottery has launched for 534 Third Avenue, a 17-story residential building in Murray Hill, Manhattan. Designed by Ismael Leyva Architects and developed by Gilar Realty under the entity Third Avenue Pavilion Residences LLC, the structure yields 122 residences. Available on NYC Housing Connect are 40 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $38,983 to $238,160.
Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, community center, fitness center, sauna, outdoor yard, lounge, club room, game room, business center, co-working space, storage, elevator, and a rooftop terrace.
Residences are equipped with washers and dryers, air conditioning, smart controls for heating and cooling, high-speed internet, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.
At 40 percent of the AMI, there are 16 studios with a monthly rent of $969 for incomes ranging from $38,983 to $54,280.
At 60 percent of the AMI, there are three studios with a monthly rent of $1,503 for incomes ranging from $57,292 to $81,420; two studios with a monthly rent of $1,536 for incomes ranging from $58,423 to $81,420; two one-bedrooms with a monthly rent of $1,601 for incomes ranging from $61,475 to $91,620; seven one-bedrooms with a monthly rent of $1,632 for incomes ranging from $62,538 to $91,620; and two two-bedrooms with a monthly rent of $1,901 for incomes ranging from $74,023 to $109,920.
At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $3,758 for incomes ranging from $135,429 to $198,510, and five two-bedrooms with a monthly rent of $4,484 for incomes ranging from $162,583 to $238,160.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 7, 2026.

This is a nice neo-Art Deco building. The balconies tend to disfigure it.
Wow the photos show really tiny rooms. Also if someone makes 140,000 rent is almost $3800 a month lol this is not a great deal for 500 feet.
The pricing of this building is outrageous in every way they want over 5k for a studio like gimme a break
