Designed by CetraRuddy and developed by Brause Realty in collaboration with Lonicera Partners and AECOM Tishman, the structure yields 157 residences. Available on NYC Housing Connect are 48 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $64,869 to $227,500.

Amenities include a children’s playroom, media room, party room, game room, gym, yoga and dance studio, dog spa, bike storage lockers, common area Wi-Fi, concierge, doorman, rooftop terrace, and pet-friendly policies. Residences are equipped with washers and dryers, air conditioning, patio or balconies, hardwood floors, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.

At 70 percent of the AMI, there is one studio with a monthly rent of $1,842 for incomes ranging from $68,023 to $90,720; six one-bedrooms with a monthly rent of $1,728 for incomes ranging from $64,869 to $102,060; seven one-bedrooms with a monthly rent of $1,962 for incomes ranging from $72,892 to $102,060; and two two-bedrooms with a monthly rent of $2,057 for incomes ranging from $78,069 to $122,500.

At 130 percent of the AMI, there is one studio with a monthly rent of $3,543 for incomes ranging from $126,343 to $168,480; 26 one-bedrooms with a monthly rent of $3,784 for incomes ranging from $135,360 to $189,540; and five two-bedrooms with a monthly rent of $4,518 for incomes ranging from $162,446 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 30, 2026.

  2. Hell yeah!👍, Not too shabby😅, but they’re version of “affordable” is probably out of reach for most people, considering now nice looking this bldg is. Too bad it wasn’t built a few stories higher to yield more available units🤷‍♂️

  3. Oops, I didn’t see the AMI breakdown, if you are lucky enough to get the affordable lottery spots, then those rent prices would be decent for NY.

    With residents responsible for electric heat, the units may not turn out to be so affordable.
