Housing Lottery Launches for 2229–2259 Dix Avenue Apartments in Far Rockaway, Queens

The affordable housing lottery has launched for 2229–2259 Dix Avenue Apartments, five four-story residential buildings in Far Rockaway, Queens. Developed in 1998 by Dix-McBride LLP headed by George Fakiris, the structures yield 130 residences. Available on NYC Housing Connect are 62 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $41,760 to $126,240.

Amenities include assigned parking spaces, playground, outdoor areas, elevator, and on-site resident manager. Residences are equipped with energy-efficient appliances and intercoms. Tenants are responsible for electricity and cooking gas. Heat and hot water are included in the rent.

At 40 percent of the AMI, there are two one-bedrooms with a monthly rent of $1,077 for incomes ranging from $41,760 to $61,080; two two-bedrooms with a monthly rent of $1,281 for incomes ranging from $50,126 to $73,280; and one three-bedroom with a monthly rent of $1,470 for incomes ranging from $57,978 to $84,160.

At 50 percent of the AMI, there are six one-bedrooms with a monthly rent of $1,380 for incomes ranging from $52,149 to $76,350; nine two-bedrooms with a monthly rent of $1,645 for incomes ranging from $62,606 to $91,600; and two three-bedrooms with a monthly rent of $1,891 for incomes ranging from $72,412 to $105,200.

At 60 percent of the AMI, there is one studio with a monthly rent of $1,579 for incomes ranging from $58,423 to $81,420; 23 one-bedrooms with a monthly rent of $1,684 for incomes ranging from $62,572 to $91,620; nine two-bedrooms with a monthly rent of $2,010 for incomes ranging from $75,120 to $109,920; and seven three-bedrooms with a monthly rent of $2,312 for incomes ranging from $86,846 to $126,240.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 15, 2026.
